eOselia extends to Odesa region: Oschadbank accredits ZEZMAN Holding's residential township

ZEZMAN Holding in Odesa region has received accreditation from Oschadbank to participate in the state program of affordable mortgages eOselia (eHouse). This is one of the first accreditations in Odesa region, which allows investing in real estate under construction on favorable mortgage terms.
The ARTVILLE residential township, which is being developed by ZEZMAN Holding, is located in the Odesa agglomeration at the following address: 7th km, Ovidiopolska road, 1 Spreys str.
Oschadbank is actively expanding the geography of its accredited facilities: currently, 23 developers, 28 residential complexes and 53 construction sites have been accredited to participate in the eOselia affordable mortgage program. In addition to Odesa region, Oschadbank customers can purchase housing in buildings under construction in Kyiv and the region, Dnipro, Zaporizhzhia, Ivano-Frankivsk, Lutsk, Lviv and the region, Sumy, Ternopil, Khmelnytskyi, Cherkasy and Chernihiv.
“eOselia is the program with the best terms in the history of Ukrainian mortgage. Its main focus now is to encourage Ukrainians who have lost their homes or need to improve their living conditions to purchase real estate in the primary market, which will give impetus to the development of the construction and related industries, stimulate the inflow of funds into the country's economy and create new jobs. That is why Oschadbank actively accredits developers and objects under construction, which gives citizens the opportunity to take advantage of the state mortgage program in many regions of our country,” commented Anton Tiutiun, Deputy Chairman of the Management Board of Oschadbank.
“The fact that ARTVILLE has passed compliance and accreditation at the stage of market recovery in Odesa region is a testament to the reliability of our project and the trust of the state and Oschadbank. Demand in the primary real estate market of Odesa region is growing, especially among internally displaced persons. The eOselia program for our residential township is a response to the request of Ukrainian families to purchase affordable, comfortable housing. Odesa is among the top five regions of Ukraine in terms of the number of apartments put into operation in 2023, with about 2,300 of them. We are convinced that this program will become a driving force for further growth in the region's housing construction and an example for other developers,” said Borys Goldenstein, Founder and CEO of ZEZMAN Holding.
The real estate market in Odesa has begun to show a positive trend. According to ZEZMAN analysts, 110,000 sq m were commissioned in the first quarter of 2024, which is 30% of the total for 2023. For comparison, 240,000 and 210,000 sq m were commissioned in Kyiv and Lviv in the first quarter, respectively, 130,000 sq m in Uzhhorod, and only 50,000 sq m in Dnipro.
Oschadbank maintains a strong leadership among the banks participating in the eOselia program: its market share is 40% both in terms of the number and the total amount of loans. Since the launch of the program in 2022, Oschadbank has provided more than 5,300 soft loans totaling almost UAH 8.5 billion.
